Description: The storage buildings are of the best steel
construction by Trachte. The office residence is an
attractive two bedroom two bathroom, stucco with stone
facing. There is a 3 car detached garage/shop building
with a half bath, and washer-dryer hookups. Amenities
include paved drives and parking; a 3 hydrant fire
system is on the property, with piping for 3 more
hydrants. Fencing across the frontage is wrought iron
with stone faced posts, while a perimeter chain link
fence encloses the other sides. A computerized gate
allows for individually controlled access via keypads.
The site is located in a commercial center connected to
a PUD of 1,200 homes of which around 300 have been
built. RV parking in the development is restricted, so
the residents do use this business for their RV storage
as well as self storage. The current occupancy rate is
55%. If the housing industry and job markets had stayed
steady, we would be in the 70% bracket. The Area is a
forward thinking, fast growing community of 13,000
people located approximately 90 miles from Phoenix, and
is a bedroom community to Prescott and Prescott Valley
with a combined population of 92,000. The area�s
altitude of 4,800 feet makes it a year-round pleasant
location. Historical Summary: The RV & Mini Storage,
located in the Tri-City area of Arizona is a new
business which started in May, 2005. Following the
purchase for cash of 6.19 acres of land, a multiphase
building program was established. The first phase
consisted of 4 storage buildings containing 110 storage
units, totaling 15,700 square feet. Also part of Phase 1
was the construction of an office-residence and a
separate garage-workshop. By October, 2005 the business
was 95% rented. We then continued with Phase 2 adding 3
more storage building which opened in 2006 increasing
the operation to 250 units, with 36,400 square feet. The
occupancy rate went up to approximately 70% in 2007.
Since then, the slowdown in the economy hit the area,
resulting in fewer new homes being built. The property
occupancy is still growing but at a much slower rate
than originally anticipated. Our vision on our 6� acres
of land is to expand with 6 more buildings of
approximately 200 units. This would then give us
approximately 450 storage units at the time of
completion. However, we also are planning to incorporate
an additional 105 covered RV storage spaces at the
back-end of our buildings. As the community begins to
recover from this recession, the housing construction
and job stimulus returns our facility will make the
largest storage business in the Tri-City Area with
approximately $525,000.00 gross income annually. New
Owner Qualifications: This is a very hands-on operation.
New owners must be able to get along well with people
from different backgrounds and willing to help them in
all areas, such as helping with customers after hours
sometimes, knowing when to go that extra mile and help
those people with different diversities. Be willing to
give up some of your own time. We have found that the
more you help them to feel at home, and feel that you
are treating their valuables as your own, your
reputation will give back two-fold. We continue to get
good referrals from our customers, as well as being a
repeat customer. Keeping the site clean of trash,
keeping your landscaping neat the appearance is as
important as good customer relations. Customers feel
secure when you give them a secure and clean sense of
being. Operations: This Mini Storage is a 24-7 business,
even though we have office hours of 8 am to 5 pm; close
the office on Sundays, the gates are open from 7 am to 7
pm, we are always available to help them if needed
during after hours; if we are away from the business
when they need help or just to talk to us, our business
phone is forwarded to our personal cell phone.
Employees: There is only the manager/co-owner and his
spouse that runs the business at this time. The ideal
situation is that couples operate the business so that
one person can attend to the office and the other to
take care of the ground and unit maintenance.
Competition � Potential for Growth: Currently, there are
5 storage businesses in surrounding area; they range
from 30 units to 170 units. At present, I am the newest
and the largest mini storage in this area with room to
expand. All the R V storage space is compacted AB road
base, where the other storage locations are mostly dirt
and weeds. Not all of the other businesses have security
on their RV storage and some of their storage units.
There are plans and space for R V dump station, wash
rack and propane fill station. Marketing Outlook �
Customers: At this time, our marketing has targeted only
the Tri-City Area. The mediums we use are the phone book
yellow pages; radio approximately once every quarter; we
run newspaper specials; an entertainment magazine that
is distributed in the large food markets; business
flyers are kept at the Development Office as well as at
the Chamber of Commerce in the community, all of the
real estate offices in town; any housing development
offices; advertise with the local Elks and Lions Clubs
and post flyers/business cards in any business that will
allow it. We also have our own website. Financial
Summary: Financial Stability of the business is going to
increase as the economy returns. At different times, we
were at 97% until we constructed more buildings. We
expect to see 70% by this time next year. As the economy
grows, we should be about 90% to 95% full with a gross
profit of approximately $225,000.00 in the year 2010 to
2011. We stay very competitive in our pricing. Units �
5X5 = $35.00; 5X10 = $45.00; 10X10 = $67.00; 10X15 =
$85.00; 10X20 = $105.00; 10X30 = $150.00. RV�s � 0-30
ft. = $36.00; 30-40 ft. = $53.00. When the covered RV
parking spaces are constructed, they will run
approximately $3.00 per foot.
